Job Description Brooke Realty is a Real Estate investment Firm specializing in buying and selling Residential properties. We are currently seeking a highly energetic and motivated Real Estate Investment Sales Associate to assist members of the Acquisition Team in a broad range of real estate activities. The candidate will be primarily involved in the evaluation of value-add multifamily and single family home real estate investment opportunities. The candidate will report to the Director of Underwriting and Due Diligence and will be exposed to all facets of the acquisitions process including transaction sourcing, underwriting property cash flows and sensitivity analysis, preparation of investment committee presentations, due diligence support, and the post-closing transition. The candidate will work closely with other acquisition team members, our construction management teams, as well as leaders of the organization Key Responsibilities: Underwrite (model) cash flows for potential investments- we will provide you with out model and online tools to perform the daily functions of the position. Analyze location characteristics and demographic trends Prepare comparable valuation and market analysis Interface with external advisors, contractors, lenders, property managers, leasing brokers, cooperating brokers, and other vendors Perform general research and monitor financial markets, real estate markets, the interest rate environment and overall economic conditions in order to evaluate on-going risks and opportunities Operate our state of the art real estate acquisition software Qualifications: The candidate must be a detail-oriented person with excellent analytical and communication skills. The candidate must have Excel skills. The candidate will need a proven history of being extremely self-motivated, highly organized and an open communicator who is eager to work in a fast-paced, entrepreneurial environment. The ideal candidate will have an real estate, accounting or economics with 1-2 years of experience. This is a sales commission based job. A typical work day consists of make sales calls to obtain new potential investors interested in single family real estate as an avenue for investing, to other agents or direct to sellers to identify acquisition opportunities. Following up with current leads and analyzing new acquisition opportunities. Working with our contractors to get estimates on rehabbing the property, and working with brokers in other markets to gather market data that will help you analyze the property and understand the specific trends in that market. We provide an in house CRM system to allow the task of handling current leads and new prospect leads.The most enjoyable part about the job is the freedom to control the work day and no limit on the potential earnings.
